Acceptance of Terms

By accessing blacksheepbroker.com (the “Site”) or submitting any form on it, you agree to be bound by these Terms of Service and our Privacy Policy. If you do not agree, please do not use the Site.

These Terms apply to all visitors, applicants, and others who access the Site. The Site is operated by StepStone Realty, LLC d/b/a Black Sheep Broker (“we,” “us,” or “our”), a Texas real estate brokerage licensed under TREC License #572467.

Purpose of the Site

This Site is a recruiting and information resource for licensed real estate agents who are considering transferring their TREC license to Black Sheep Broker / StepStone Realty, LLC. The Site is not a marketplace for real estate transactions and does not constitute legal, tax, or financial advice.

Content describing creative deal types (wholesaling, subject-to, wrap mortgages, fix & flip) is for informational and recruiting purposes only. All real estate activities conducted under our license are subject to Texas real estate law and TREC rules.

Form Submissions & Applications

When you submit an application or contact form, you represent that:

• All information you provide is accurate and complete to the best of your knowledge
• You hold or are actively pursuing a Texas real estate license, or hold a license in another jurisdiction
• You are at least 18 years of age
• You are not submitting on behalf of another person without their consent

Submitting an application does not create an employment or independent contractor relationship. All offers of affiliation are subject to our review process and a separate written agreement.

Appointment Scheduling

Appointments scheduled through this Site are discovery calls with our broker, Angie Francis. A Zoom meeting link will be emailed to you upon confirmation. We ask that you:

• Provide accurate contact information so we can send your meeting link
• Cancel or reschedule at least 24 hours in advance if you cannot attend
• Not record the meeting without the prior written consent of all participants

Acceptable Use

You agree not to:

• Submit false, misleading, or fraudulent information through any Site form
• Attempt to probe, scan, or test the security of the Site or its APIs
• Use automated tools to submit forms in bulk or scrape Site content
• Impersonate any person or entity
• Transmit any content that is unlawful, harassing, defamatory, or infringing
• Interfere with the proper operation of the Site

Violations may result in your application being rejected and, where warranted, referral to appropriate authorities.

Intellectual Property

All content on this Site — including text, images, logos, video, and branding — is the property of StepStone Realty, LLC or its licensors and is protected by applicable copyright and trademark law. You may not reproduce, redistribute, or create derivative works without our express written permission.

The “Black Sheep Broker” name and sheep mascot are trademarks of StepStone Realty, LLC.

Disclaimer of Warranties

THE SITE IS PROVIDED “AS IS” WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, OR NON-INFRINGEMENT. We do not warrant that the Site will be uninterrupted, error-free, or free of harmful components.

Information about deal types, commission structures, and brokerage policies is provided for informational purposes and is subject to change. Consult your own legal and tax advisors before entering into any real estate transaction.

Limitation of Liability

TO THE FULLEST EXTENT PERMITTED BY LAW, STEPSTONE REALTY, LLC SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, OR CONSEQUENTIAL DAMAGES ARISING FROM YOUR USE OF OR INABILITY TO USE THE SITE. OUR TOTAL LIABILITY FOR ANY CLAIM ARISING UNDER THESE TERMS SHALL NOT EXCEED ONE HUNDRED DOLLARS ($100).

Texas Real Estate Commission (TREC)

StepStone Realty, LLC is licensed by the Texas Real Estate Commission. The TREC Consumer Protection Notice is available on our website and at the TREC website. TREC License #572467.

Governing Law & Disputes

These Terms are governed by the laws of the State of Texas, without regard to conflict-of-law principles. Any dispute arising under these Terms shall be resolved in the state or federal courts located in Caldwell County, Texas, and you consent to personal jurisdiction in those courts.

Changes to These Terms

We may revise these Terms at any time. Material changes will be indicated by an updated “Effective Date” at the top of this page. Continued use of the Site after such changes constitutes your acceptance of the new Terms.
